Terms of Service
1. About us
BuilderBook.co.uk ("BuilderBook", "we", "us") is a trading name of Cloudweaver, established in England. The easiest way to reach us about anything is the Support page.
By creating an account, starting a trial, subscribing or submitting a project you agree to these terms and to our Privacy Policy. Nothing in these terms takes away rights that you have by law.
2. What the Service is
We collect planning applications published by London councils and present them as leads — addresses, descriptions, decisions, dates and links to the council's own record — with search, map and export tools.
- Leads are drawn from public records that we don't control and don't individually check. They may be incomplete, out of date or wrongly categorised. Please check the council's record before relying on a lead.
- A lead is information about a planning application, not an enquiry or an invitation to quote. We can't promise that any lead will lead to work.
- Nothing on the site is professional advice, and the areas and features we cover may change over time.
3. Your account
- You must be 18 or over. Give us accurate details, keep your password private, and tell us if you think your account has been misused.
- One account per person. Accounts can't be shared — if your business needs more users, each needs their own subscription.
4. Free trial
New accounts get a 7-day free trial. No card is taken and nothing is charged. When the trial ends, access stops unless you subscribe. One trial per person or business; we may change or withdraw the trial offer at any time.
5. Subscriptions and payment
- Plans and prices are shown on the site before you subscribe. Prices are in pounds sterling; we are not VAT-registered, so no VAT is added.
- Payment is taken in advance for each billing period through our payment provider, Stripe. We never see or store your card details.
- Your subscription renews automatically at the end of each billing period, at the price then shown for your plan, until you cancel. We'll email you before a renewal on six-month and yearly plans.
- If we change a price we'll email you at least 30 days beforehand; the new price applies from your next renewal after that.
- If a payment fails we'll retry and email you. If it keeps failing, access is suspended until it's paid.
6. Cancelling
- Cancel at any time from your Account page, or by writing to us through the Support page (choose "Billing or cancellation"). We'll confirm by email.
- Cancelling stops future renewals. Your access continues until the end of the period you've already paid for, then ends. No further payments are taken.
- We don't refund the unused part of a billing period, except as set out in section 7. Please bear this in mind before choosing a six-month or yearly plan.
7. Changing your mind (consumers)
If you subscribe as an individual rather than for a business, you have a legal right to change your mind within 14 days of subscribing. Because you ask us to start your access straight away, if you cancel within those 14 days you pay for the days you've had and we refund the rest. To use this right, tell us through the Support page within the 14 days. Business customers don't have this right.
8. Using the Service fairly
Your subscription lets you use the leads to find and win work for your own business. You must not:
- share your login or let others use your account;
- scrape, crawl or bulk-download the site, or try to get around its limits;
- resell, publish or pass on the leads, or use them to build a competing product;
- use the information to contact people in ways that break the law — how you use it is your responsibility;
- interfere with the site's security or operation.
If you seriously or repeatedly break these rules we may suspend or close your account without a refund.
9. Our content
The site, its design, software and the way the leads are compiled and presented belong to us. Apart from the use allowed in section 8, you get no rights in them.
10. Availability and changes
We aim to keep the site available at all times but can't guarantee it — it may be interrupted for maintenance or by problems with data sources, hosting or the internet. We may improve or change features. If a change would significantly reduce what you get for your money, we'll tell you by email and you can cancel and receive a refund of the unused part of your current period. If we ever close the Service we'll give at least 30 days' notice and refund unused time.
11. Our responsibility
- We're responsible for foreseeable loss caused by our own breach of these terms or our negligence, and for anything the law doesn't allow us to exclude.
- We're not responsible for losses that come from relying on the accuracy or completeness of a lead, for losses we couldn't have foreseen, or for indirect losses.
- For business customers, we're not liable for loss of profit, business, contracts or opportunity, and our total liability in any 12-month period is limited to what you paid us in that period.
12. Homeowners submitting a project
If you use the Submit a project page, you confirm the details are accurate and, with your consent, we show your name, email, property address and project details to our subscribers (never your phone number). Subscribers are independent businesses — we don't vet, recommend or guarantee them, and any quote or work is between you and them. Please do your own checks before engaging anyone. You can ask us to remove your project at any time.
13. Changes to these terms
We may update these terms from time to time. If a change affects you we'll email you at least 14 days before it takes effect; if you don't accept it you can cancel before then. The current version is always the one on this page.
14. Problems and disputes
If something goes wrong, please contact us first through the Support page — we aim to reply within 2 working days and sort most things out quickly. These terms are governed by the law of England and Wales, and the courts of England and Wales will deal with any dispute (if you're a consumer living elsewhere in the UK, you can also use your local courts).
